Package Creation, Viewing & Tagging
1. Who creates the closing
documents and can they be edited before, during, or after the closing by the
notary or the signer?
The closing
package is created by the lender and title office, and all document input coordinates
are set during creation. The notary
and/or signer will not be able to edit any documents or need to drag any
signatures. The notary and/or signer
will follow the screen instructions to apply their signature and check or fill
out any prompted data during the signing.
1. Is there any notary-specific
language automatically generated in the closing documents or does that need to
be manually added?
It depends on the
document generation companies that are used.
Some of the document generation companies do generate specific language
if it is an IPEN or RON, and others do not.
If language needs to be added, it can be done before the signing.
1. Who tags the closing package? Can the tags be edited by the lender, notary,
or signer?
Depending on the
lender and title, both can upload and edit tags during the package creation
process. The notary and/or signer cannot
edit any coordinate on the document. The
notary and/or signer can only fill in the coordinate or sign the document.
1. When do the closing documents become
available on the platform before the signing?
As soon as the
closing package is marked ready for closing, the documents can be viewed by the
signer and/or notary.
