1. When a RON or IPEN signing is complete, who receives the documents digitally and when?
Once a signing is complete, all “Complete” notifications are delivered. These notifications are sent to the signer, lender, and title office and can be sent via email or API depending on configurations.
2. Can I save my notary signature in the platform to automatically populate during every closing?
No, notaries have to sign their signatures for every closing to protect against somebody gaining access to their accounts and using a saved signature.
3. Can signers pre-sign closing documents in advance that don’t require notarization?
Yes, but this is a configuration that the lender and title would allow to keep the actual closing as short as possible.
Are documents signed by all parties one by one? Or does the signer go first for all documents, then the notary follows for all documents?
The system walks each signer or witness through his signing process, then the notary is guided through her notarization process.
4. Is a DAN number needed for each closing? (e.g. Colorado signings)
Yes, you will need to fill out the DAN number on the closing. For Colorado signings, you will be prompted to fill this out during the notarization.
5. Can the signer see when the notary is notarizing? Can the notary see when the signer is signing?
During a RON, all parties will be able to view the controlling parties’ actions while they are signing. The screen will let all parties know who is in control at the top right of the page being viewed.
6. Can international signers be involved in a RON or IPEN signing?
Yes, as long as they have some presence / public information in the United States and a valid passport. The KBA questions are generated from non-credit public data sources in the United States.
7. If there is an issue during an IPEN or RON, what is the protocol?
It depends on the type of issue. For a technical issue, contact our technical support team, and they will be able to assist you with any issue. For a document issue, contact the lender or title provider and, if the documents need to be regenerated, then the closing would have to be rescheduled.
8. How many separate signers and webcam feeds can be supported in one signing?
There can be unlimited signers/witnesses/viewers on a closing package, and there can be unlimited webcam feeds in the closing room. We do support multiple signers on a single camera, but we limit that to 2 per camera.
9. How does the platform recognize where the signing is being done?
The platform doesn’t automatically recognize where the signing is being done. However, the system does track the IP address that is being used by each computer, and that can be used to gather the location, if needed, for proof.
